Booking
We shall make every effort to ensure that you know what we can provide and that what we can provide is within your expectations. You shall make every effort to ensure that we know what you expect and that what you expect can be provided by us.
By sending us a booking request you declare that you have fully read, completely understand and wholly accept our terms and conditions; that you request a booking; and that after we have accepted your request at our discretion, you and we have a binding contract and therefore we shall make Ferragudo Casa available to you and you will pay related fees.
Payments
We invoice you upon our acceptance of your booking request. A deposit for the rental fee needs to be in our account within 3 working days of the invoice date. If you book within two months of the start of your stay then the deposit is 100% of the rental fee. Else the deposit is 20% of the rental fee and then the balance of the rental fee needs to be in our account two months before the start of your stay.
The full rental fee needs to be in our account before the start of your stay.
If you choose to pay by Credit/Debit Card or from a PayPal account then we surcharge 4.0% if you pay from outside the EU and/or not in EUR and 3.5% if you pay from within the EU and in EUR.
Late payments will incur a penalty of 7% over the ECB marginal rate and, in addition, a fixed charge of EUR 50.- under EUR 1k debt, EUR 100 for debts between EUR 1k and EUR 10k and EUR 500 for debts > EUR 10k.
Security Deposit
At the start of your stay, you will have the opportunity to inspect the house and you will be required to pay a Security Deposit of EUR 250.- or GBP 200.- in cash. At the end of your stay, we will inspect the house and you and we shall balance the security deposit against the possible cost for rectifying any loss or any damage to our property; unfair use of gas, water, electricity, internet; non-standard end-cleaning.
Loss or Damage to our Property
You agree to upkeep our property in the best possible way and according our guidance and you accept full liability for any loss or damage to our property as a result of you not taking, what we seem as, reasonable care. You agree to instantly pay us the full repair or replacement costs for such loss or damage including any possible transport and fitting costs.
We will not hold you liable and do not expect you to pay any repair or replacement cost for loss or damage resulting from wear and tear, corrosion, loss of value because of use or age or following a repair or mechanical or electrical breakdown.
You agree to have adequate insurance covering your liability in respect of loss or damage to our property.
Change
If requested by you and only at our discretion we may transfer your booking to an alternative. If requested by us and only at your discretion we may transfer your booking to an alternative.
Cancellation
If you cancel your booking you will loose any rental fee you paid us. It is extremely unlikely but if we cancel your booking we will refund you any rental fee you paid us. We will however not in any case at any time be liable for any other loss resulting from any cancellation of a booking. You agree to have adequate insurance covering your risks for loss as a result from e.g. travel, accommodation or payments costs caused by cancellation of your booking.
Your Risks
We do not accept any claims and shall not in any case be liable at any time for anything directly or indirectly causing or resulting from your illness, injury or death; loss or theft of your belongings, baggage, money or documents; you injuring someone or damaging or losing anybody’s property; loss as a result from cancellation of your booking except the refund of the rental fee in case we cancel your booking. You agree you will have adequate insurance and ensure it will cover your risks appropriately.
Complaints
If you have any complaints then you must inform us immediately and unless absolutely impossible, we will deal with problems then and there.
If an issue persist, submit your complaint to us in writing. We will instigate an investigation quickly and take appropriate action if deemed necessary.
Smoking
Smoking is strictly forbidden. This ban affects to the total premises, so it applies anywhere inside as well as outside the house (including but not limited to balconies, patio's, gardens, roof terrace, under the fume extractor). In other words smoking is only allowed once you have reached public grounds. Violating this condition means that you cancel your booking with immediate effect.
Pets
Not allowed.
General
We do not accept any claims and shall not be liable at any time for anything directly or indirectly caused by circumstances beyond our control including sickness, accident, travel delays, weather, strikes, industrial action, war, civil unrest or riots of any kind; any government, public or local authority; dangers like ionisation, radioactivity, toxics and explosives.
You shall not act illegally nor shall you bring any illegality.
We reserve the right to alter any of our publications without prior notice.

Each person in the party booking the property and each person at the property during your stay.

The owners and agent of the property.
